$15 Million Price Hopes for Clovelly Home That Once Set Suburb Record

A Clovelly home that once held the suburb’s house-price record has returned to the market, five years after selling for $13.5 million, with price expectations reportedly reaching $15 million.

The five-bedroom residence at 12 Victory Street, overlooking the Pacific Ocean and Wedding Cake Island, is scheduled for auction on Tuesday, 27 October 2026, at 5:00 p.m. The property is being marketed by Paul and Ben Langsam of Raine & Horne Double Bay.

Victory Street’s former record faces a higher benchmark

The 613-square-metre property set a Clovelly house-price record when it sold for $13.5 million in April 2021. Its elevated position on the suburb’s southern headland places it among a small number of homes overlooking the coastline near Clovelly Surf Life Saving Club.

A higher benchmark emerged in May 2025, when 22 Eastbourne Avenue sold for $14.35 million. The four-bedroom residence occupies a 487-square-metre block overlooking Clovelly Beach and Wedding Cake Island and was marketed at the time as a new suburb record.

The reported $15 million price expectation for Victory Street is $650,000 above the Eastbourne Avenue result and $1.5 million higher than its own 2021 sale price. The selling agency has not publicly displayed a price guide on its online listing.

Another substantial Clovelly transaction was recorded at 18 Surfside Avenue, which sold for $10.4 million on 3 June 2026. The four-bedroom residence, positioned above Clovelly Beach, includes a seven-car garage and extensive recreation facilities.

Headland home designed around coastal views

Designed by award-winning architect Jon King, the Victory Street residence occupies an elevated position directly opposite Clovelly Surf Life Saving Club. Its upper level frames views of Wedding Cake Island, while the main living areas extend towards an outdoor terrace overlooking the Pacific.

Four principal bedrooms include a main suite with a dressing room, ensuite and private ocean-facing terrace. An attic retreat, fitted with a sky window, can serve as a fifth bedroom, guest room or additional family space.

An eight-metre heated swimming pool forms part of the outdoor entertaining area, while a separate courtyard opens onto a level garden with a barbecue area, cabana and basketball court.

Inside, the house features custom Blackbutt joinery, a Caesarstone kitchen with integrated appliances and bathrooms finished in terrazzo tiles with heated flooring. A lower-level gym, sauna, wine cellar and home office add to the living spaces.

The residence also has five-car garaging with internal access and room for a boat, a notable feature alongside its substantial coastal landholding.

Clovelly Beach and coastal walks on the doorstep

The home’s location places Clovelly Beach and its surf club across the road, with the nearby coastal walking route extending north towards Bronte, Tamarama and Bondi.

According to the selling agency, the residence is one of only a handful of homes occupying Clovelly’s southern headland. Its design takes advantage of the ocean outlook while providing separate indoor and outdoor areas across multiple levels.

October auction and inspections

Raine & Horne Double Bay is arranging property inspections by pre-registration through its selling agents.

The auction is scheduled for Tuesday, 27 October, with Cooley Auction House listed as the auctioneer. Advertised inspection dates include 15, 17, 22 and 24 October, ahead of the property’s return to the auction market.
